Seal Beach's market has been quietly busy over the past week and a half since we hit August — a few fresh waterfront listings, some notable price cuts on higher-end homes, and properties moving into escrow. Here's the roundup:
New on the Market
341 Regatta Way — $1,499,000: Listed August 3rd, this 2-bed, 2.5-bath, 1,757-sq-ft townhome is the largest model in the 80-home River Beach community and comes with ocean, river, and marina views. It has a private balcony overlooking the San Gabriel River, a chef's kitchen with a Wolf range, and access to the community pool and spa.
4548 Ironwood Ave — $1,150,000: 4-bedroom, 2-bath single-family home that hit the market about a week ago in the College Park East pocket of town.
4556 Guava Ave — $1,645,000: 4-bed, 3-bath, 2,466-sq-ft pool home in the Los Alamitos Unified School District with fully paid-off solar. It had an open house this past Saturday.
Price Reductions
1230 Crystal Cove Way — The Hill— now $2,499,000 ($350K drop) The biggest cut we spotted. This reimagined 5-bed, 5-bath, 2,874-sq-ft coastal retreat on Seal Beach's coveted "Hill" neighborhood came down significantly from its original ask — wide-plank oak floors, an open living/dining layout, and high-end finishes throughout.
20C Pacific Ave — Surfside Colony — now $1,799,000 ($196K drop) A 3-bed, 3-bath, 1,121-sq-ft beach cottage in the guard-gated Surfside Colony just took a substantial price adjustment. Listing agents are calling it a "SUBSTANTIAL NEW PRICE ADJUSTMENT" — it's now priced to move for a full-time or weekend coastal retreat.
Went Into Escrow / Pending
4624 Ironwood Ave — This one's a neighbor to the new Ironwood Ave listing above and just went pending — a good sign that the Bridgeport pocket is seeing real buyer activity right now.
244 5th St — Old Town — Also moved to pending status in the last stretch, reflecting continued demand for Old Town's walk-to-the-beach inventory.
The Bigger Picture
Seal Beach's citywide median sale price sits at $425,000, up 9% year-over-year — though that figure is pulled down heavily by the large Leisure World condo inventory.
Single-family homes are running a median of roughly $1.5M+.
Homes are moving in about 46–52 days on average, a bit faster than the national average of 56 days.
Inventory remains tight at around 2.3 months of supply, which is still leaning toward a seller's market for well-positioned homes.
