That low-key reputation doesn't come cheap, though. Here's a realistic look at what you'll pay to rent here in 2026, and how it stacks up to the rest of the area.

Seal Beach sits in a pretty pricey corner of the coast, but it's not the most expensive nearby option:

  • Huntington Beach: generally runs higher than Seal Beach, with city-wide averages commonly cited between roughly $2,800 and $3,800/month depending on the source, and popular neighborhoods like Downtown HB or Pacific City pushing one-bedrooms well past $4,000.

  • Long Beach: typically the most affordable of the bunch, with city-wide averages around $2,000–$2,700/month — Long Beach's much larger rental supply keeps prices comparatively in check.

  • Newport Beach, for reference, is in an entirely different tier, with average rents that can run into the four-figures-per-week territory for premium listings.

So Seal Beach tends to land in the middle: pricier than Long Beach, generally a bit more affordable than Huntington Beach, though close enough that the "best deal" really depends on the specific building and neighborhood you're comparing.


What You're Paying For

A few things renters consistently point to as worth the premium:

  • Walkability. Old Town in particular is genuinely walkable — Main Street, the pier, the beach, coffee shops, and restaurants are all within a few blocks, which is unusual for Orange County.

  • Small-town scale. No high-rises, very little chain retail on Main Street, and a real cap on how much the city can grow (a majority of its land is taken up by the Naval Weapons Station and Leisure World, so new development is limited).

  • Schools. Seal Beach falls in the Los Alamitos Unified School District, consistently one of the stronger public school districts in the state — a meaningful draw for renters with kids even though most of the city's rental stock is apartments and condos rather than large family homes.

  • Actual beach access. Two miles of oceanfront and a pier that's the second-longest wooden pier in California, without the crowds of the bigger beach towns to the south.


A Few Practical Notes

  • Budget around 30% of income for rent as the standard guideline — at a $2,600/month average, that means a target household income in the neighborhood of $100K+.

  • Inventory moves fast and is limited. With so few units on the market at any given time, good listings (especially in Old Town) don't sit long.

  • Check the fine print on fees. Some of the averages quoted by listing sites exclude additional fees (parking, pet rent, HOA-style charges in condo buildings), so the number you see advertised isn't always the number you'll actually pay.

  • If you're 55+, Leisure World is worth a look. It's consistently the most affordable rental option in the city, with the tradeoff being the age restriction and a car-dependent layout (it has one of the lowest Walk Scores in Seal Beach).

Renting in Seal Beach will cost you a real premium over the national average and over cities like Long Beach — but relative to its immediate Orange County beach-town peers, it's a reasonably competitive option, especially if you're willing to look outside Old Town's priciest blocks. As always with small rental markets, treat any single "average rent" number as a starting point rather than gospel, and check current listings directly before you budget around it.
